1) Project Finance :
We arrange project finance for builders by the way of hypothecation of future receipt in upcoming / ongoing residential or commercial projects. This type of finance is secured against land & proposed building & can be sanctioned & disbursed within a span of one month. Some of the key factors that play important role in project finance are Location of Project, Brand name of builder /developer, Past experience in the business, Projects completed and sold till date, marketability of project etc.
2) Lease Rental Discounting (LRD) up to Rs. 150 crores :
We arrange loan for builders & developers against the rental income from various rented properties. The properties which are rented to Offices, Schools, Hotels, Hospitals, Warehouses, IT firms, Industries etc can be considered for this loan. The tenure of such loans is 15 years & it can be sanctioned / disbursed in 15-30 days period.
3) Official restructuring of existing loan to reduce obligation :
When the cash flow of business does not match with repayment schedule, it becomes difficult for to repay the loan on time. In such situations, we can help by takeover of this loan and official restructuring it for higher tenure (12-15 yrs) with lower rate of interest. It helps customer to reduce obligation for repayment of loan, without affecting its credibility. For example: Current outstanding of the loan is Rs. 15 crores, to be repaid in next 3 years i.e. Repayment obligation is Rs.5 cr per year plus interest. We can transfer this loan to a finance for 15 years with lower rate rate of interest. Hence new obligation will be Rs.1 crores per year plus interest. Time required for such loan transfer is 20-30 working days.
4) Loan Against Unsold Inventory:
We arrange this loan up to Rs. 25 crores, for projects which are partially sold out. Some of the key factors that play important role in Inventory funding are- Brand name of builder /developer, Past experience in the business, Projects completed and sold till date, marketability of project etc.
